Income/Employment Requirements:

  • Must provide 1 year of verifiable income, including the 3 most recent pay stubs.

  • Employment must be verified.

  • Gross monthly income must be at least 3 times the rent or lease amount.

  • Self-employed individuals must provide last year’s filed tax records and the 3 most recent bank statements.

  • If a co-signer is required, the co-signer’s income must be greater than 4 times the rent or lease amount.

  • Acceptable sources of income include bank statements, alimony, child support, trust funds, social security, welfare, and grants.

 

Credit/Rental History/Other Requirements:

  • Credit history must be satisfactory, with no bankruptcies within the past 12 months, no utilities in collections, and no late payments in the past 6 months.

  • No evictions in the past 7 years.

  • No outstanding or unresolved housing-related collections or judgments.

  • Positive rental verification for the past 6 months is required.

  • Students may have a co-signer if necessary due to income requirements.

  • Homeownership history will be verified through mortgage payment records.

  • All applicants will be required to present valid identification and proof of their legal presence in the United States.
  • No criminal background.
